CODE OF ETHICS

Fanshawe House takes pride in providing quality accommodations to students of Fanshawe College. In order to provide quality accommodation to students we ask residents of Fanshawe House to follow a code of conduct thus ensuring all residents have a positive experience.  The Fanshawe House Student Code of Ethics shall extend to include all residents of Fanshawe House.

An infraction has occurred where a person has acted in a manner which is dangerous or potentially dangerous to the health, safety, and well-being of others and/or is contrary to the Fanshawe House philosophy.

 

The following are considered to be actions which are explicitly prohibited under the Fanshawe House Student Code of Ethics.


Fanshawe House Code of Ethics/Conduct:


The Fanshawe House Student Code of Ethics shall extend to include all residents of Fanshawe House. Fanshawe House community consists of all students residing (adherent to a tenancy agreement) at Fanshawe House at 625 and 627 Third St, London, Ontario.

Rules: An infraction has occurred where a person has acted in a manner which is dangerous or potentially dangerous to the health, safety, and well-being of others and/or is contrary to the Fanshawe House philosophy. The following are considered to be actions which are explicitly prohibited under the Fanshawe House Student Code of Ethics.

 

  • Any dangerous, disorderly, or personally harassing act which threatens the well-being (physical or psychological) to any person, whether or not harm to persons or property results. This includes behaviour that disturbs, interferes with, inconveniences others, or shows disrespect for others as pranks, excessive noise outside a strict quiet hours, etc.
  • Damages: Theft or damage to Fanshawe House property or personal property.
    • Periodically over the course of the lease term an inspection of each room will be done. Each resident will be given 24 hours’ notice before any inspection is done.
    • Tenants will be held liable for any changes in or losses to their rental premises as indicated on the tenancy agreement. The tenants will, in the case of damages or loss suffered by the Landlord, be invoiced for such by Fanshawe House.
  • Pets: Persons are prohibited from bringing or keeping pets of any kind into Fanshawe House.
  • Vandalism/Tampering:
    • All residents, visitors, and guests are prohibited from discharging, tampering with, or operating any fire prevention or detection apparatus for any purpose other than the control of fire.
    • Tampering with electrical or mechanical services and all appliances is strictly prohibited.
  • Alcohol/Illegal Substances:
    • Possession, use of, or trafficking of illegal drugs will result in eviction and/or legal sanctions by the proper authorities.
    • Any paraphernalia that is directly related to illegal drug use will be removed by Fanshawe House at any point without warning.
    • Any and all evidence of alcohol related “games”, “abuse” or “binge drinking” will be removed by Fanshawe House at any time. This includes use of ping pong tables, beer pong tables and funnels, air hockey tables, foosball tables or like entertainment tables. To be determined by Property Manager.
    • The sale or misuse of alcoholic beverages on Fanshawe House premises is prohibited.
  • Smoking: Fanshawe House is a non-smoking environment. Failure to comply may result in termination of the tenancy at the tenant’s expense.
  • Smoke alarms: Smoke alarms are located in all common areas and in every bedroom. Removal of any smoke alarm may constitute an inquiry by the London Fire Department and a fine in upwards of $350.00 dollars may apply.

 

  • Storage in common areas:

 

  • There will no storage of any personal belongings in any common areas, hallways, furnace rooms at all during the tenancy. This is in part because it clutters the area but also as per the London City Fire Department by-law requires all common areas to be free and clear for escape purposes.
  • This includes: Bikes, clothes baskets, dressers, beds, mattress/box spring * Fanshawe House will remove any of these items found to be stored in common areas at the expense of the tenants. Bikes are to be locked up outside on the bike rack or stored in the tenants bedroom at all times.
  • Guests:
    • Guests are defined as being any person or persons who are not actual occupants according to the tenancy agreement.
    • Hosts are responsible for their guests' behaviour and guests are only allowed to stay in the host's room. Guests may not stay for more than three consecutive nights. Exceptions will only be allowed with the approval of the owner/operator. As well, guests may not frequently repeat overnight visits that are broken only by a few nights' absence.
  • Noise and Quiet Hours: It is important that the consideration of others be shown at all times by maintaining a sound level which is mutually acceptable to the residents living in the building. The minimum quiet hours will be 11:00 p.m. to 9:00 a.m. Sunday through Thursday and 1:00 a.m. to 10:00 a.m. Friday and Saturday. There will be twenty-four hour quiet hours during exams.
  • Garbage/Recycling: Any garbage to be disposed of must be packaged in tied bags and placed in the designated waste site. Participation in the recycling program is also extremely encouraged.
  • Parties: Residents are not permitted to host any type of gathering that may constitute a "party" without consent of the owner/operator who shall make a determination of what constitutes a party bearing in mind the need to provide quiet environment of the premises to all residents.
  • Furniture: All furniture that is used at Fanshawe House is to be used in the space that it was intended for. Any outdoor patio furniture is to remain outside, and any indoor furniture is to remain indoors. Any furniture that is found to be in an inappropriate space will be removed without warning. (eg. Couches on the front/back yard, patio furniture indoors etc.)
